Moisture is the thing to plan for. Valley clay holds water through the winter, and vapor rises through a slab that has nothing under it. That causes white powder on the surface, lifting floor coatings and damp flooring. New interior slabs get a vapor barrier under the concrete. On an old slab we test for moisture before recommending a coating, stain or flooring on top.
Garage conversions and ADUs are a large share of floor work in the city. An old garage slab usually slopes toward the door and has no vapor barrier, so turning it into a living space takes more than a coat of paint. The building plans say whether the slab is topped, sealed or replaced. For shops, tell us about lifts, heavy machines or racking, because point loads change the thickness and the steel.

Why does my garage floor have white powder on it?
That is efflorescence. Moisture moves up through the slab and leaves mineral salts behind when it evaporates. It brushes off, but it will keep coming back until the moisture source is dealt with, and it will lift most coatings.
Can you level a sloping garage floor for a conversion?
Yes, with a bonded topping or a new slab, depending on the height available and what the plans require. A vapor barrier or moisture control layer is usually part of that work.
Do Eichler-type slabs need special care?
Yes. Many have heating pipes cast into the concrete. Any cutting, coring or anchoring has to be planned around those pipes, so tell us if your home has in-floor heat.
